A mobile home for sale in Spain is a factory-built house delivered ready to live in on a campsite pitch or a private plot, used as a holiday home, a permanent residence, or short-term rental accommodation. Green Village sells new and used mobile homes across all of Spain — from the Costa del Sol to the Basque Country, from the Balearic Islands to Madrid — through our showroom in Vigo, with import from the UK, the Netherlands and France, customs clearance, transport and installation all included in the delivered price. Prices start from 12,324 euros for a used single-wide unit and go up to €290,055 for a new twin-unit luxury lodge, and every price already includes delivery anywhere in the country. Demand is strongest on the luxury campsites of Catalonia, the Valencian Community and Andalusia, where a mobile home functions as premium holiday accommodation, but used units at the lower end of the range are the most affordable way into mobile-home living in Spain. Whether a mobile home can be lived in permanently depends on the land's planning classification and, on a campsite, the site's own rules — see Regulations below for what currently applies. Green Village manages the whole purchase end to end: selecting the unit, transport and installation on the pitch or plot.

Regulations

Spain treats a mobile home as equivalent to a prefabricated house for planning purposes. The Supreme Court (Tribunal Supremo), in ruling 1917/2024 of 5 December (ECLI:ES:TS:2024:6022), held that placing a mobile home requires a municipal planning licence under article 11.4.c) of the Land and Urban Rehabilitation Law (Real Decreto Legislativo 7/2015), which requires express authorisation for "the placement of prefabricated houses and similar installations, whether temporary or permanent" — and that a campsite's own tourism activity licence does not cover the installation on its own. This is why living in a mobile home permanently in Spain depends on the land, not the unit: on urban or developable land with the right classification, residential use is normally possible with the municipal licence; on suelo rústico (non-developable rural land), residential use is generally restricted or prohibited unless the regional and local plan allows it for a compatible use. The Balearic and Canary Islands apply additional, more restrictive regional rules on top of the national framework. VAT (IVA general) on the purchase is 21%, applied to the transaction value. For units imported from the UK after Brexit, EU customs duty is already included in the delivered price Green Village quotes. Always confirm with the town hall (ayuntamiento) and the local urban development plan (PGOU) before buying land specifically to install a mobile home.

Transport

The transport is organised by Mobile Home Logistic, the partner logistics company, of the same group, that transports Green Village homes, and is included in the delivered price shown on every listing, anywhere in Spain — from Galicia to Andalusia, and to the Balearic Islands. The transport is insured at 100% of the unit's value, from collection to installation on site. Installation — positioning, levelling and connections to the existing water, electricity and drainage networks — is always included. Before delivery, Green Village confirms that the access to the campsite pitch or private plot allows a unit of the ordered width to get in, as part of the written quote, so there are no surprises on delivery day. Because every price already includes delivery, the amount on each listing is the amount paid; there is nothing extra to negotiate afterwards. Buyers comparing a Spanish dealer's unit-only price against a Green Village delivered price should add the cost of getting a unit to the pitch before comparing — a Green Village price already includes it, along with the import formalities for units sourced outside Spain.

Pricing

Mobile home prices in Spain start from 12,324 euros for a used single-wide unit in good condition and go up to €290,055 for a new twin-unit luxury lodge; every price shown already includes delivery anywhere in the country. VAT at 21% (IVA general) applies to the transaction value. On the premium campsites of the Costa del Sol and Catalonia, twin-unit luxury lodges sit at the top of the range; used single-wide units at the lower end are the most affordable route into mobile-home ownership in Spain. Campsite pitch fees are separate from the unit price and vary by site, so ask the campsite directly what its own fee covers; a Green Village quote always states the full delivered price for the unit itself, with nothing added later. Visit the Vigo showroom to see units in person before deciding, or request a written quote for delivery to any region of Spain.

Installation

Installation of a mobile home in Spain is always included in the price: levelling the pitch, positioning the unit, and connecting it to the existing water, electricity and drainage networks. On a licensed campsite, pitch infrastructure is typically already in place, which simplifies and speeds up installation. On private land, the plot needs a prepared base — a concrete slab or a steel chassis support — and Green Village confirms what the plot needs as part of the written quote. For coastal locations, an anti-corrosion chassis treatment is recommended to protect against salt air over the unit's lifetime. After installation, annual maintenance should check the roof, guttering, seals and the electrical system, which matters especially after the summer season on a busy campsite. Green Village coordinates the full installation and carries out a final inspection before handover, so the unit is ready to use from day one.

Frequently Asked Questions

How much does a mobile home cost in Spain?
+
Prices start from 12,324 euros for a used single-wide unit and go up to €290,055 for a new twin-unit luxury lodge, with delivery anywhere in Spain already included. A written quote confirms the exact price for the unit you choose.
Can I live permanently in a mobile home in Spain?
+
It depends on the land, not the unit: on urban or developable land with the right classification, residential use is normally possible with a municipal planning licence (STS 1917/2024); on suelo rústico it is generally restricted unless the local plan allows it. On a campsite, the site's own residential rules also apply.
Do I need a planning licence for a mobile home in Spain?
+
Yes. The Supreme Court (ruling 1917/2024 of 5 December, ECLI:ES:TS:2024:6022) held that placing a mobile home needs a municipal planning licence under article 11.4.c of the Ley de Suelo, and that a campsite's tourism licence alone does not cover it.
Can a non-Spanish citizen buy a mobile home in Spain?
+
Yes. There is no nationality restriction on buying a mobile home in Spain; Green Village sells and delivers to buyers worldwide.
Does Green Village have a showroom in Spain?
+
Yes, in Vigo, where you can view available units in person before ordering delivery anywhere in the country.
What is the VAT rate on a mobile home in Spain?
+
21% (IVA general), applied to the transaction value.
