In Hungary, mobile homes mostly serve inland tourism: Lake Balaton, Lake Velence, Lake Tisza, the Danube Bend and spa towns such as Hévíz, Bük, Hajdúszoboszló and Zalakaros, with campsites, holiday lets and second homes. Regulations
On a campsite the home follows the campsite's rules and licence: the Hungarian accommodation decree defines a campsite (kemping) as accommodation with at least nine units (Government Decree 239/2009), and the classification counts a mobile home with its own bathroom, toilet and kitchen as a «komfortos» unit (Government Decree 40/2025). On a private plot, unless the local building code is stricter, a wheeled mobile home may be placed as tourist accommodation, at most 40 m² per unit and within 35 % of the plot's remaining free area (Government Decree 280/2024, TÉKA section 60(11); source: njt.jog.gov.hu). A home fixed to the ground may count as a structure (Act C of 2023, Méptv.), and then building rules apply: a new home up to 300 m² needs a simple notification, any other new building over 35 m² or 4.5 m ridge height a building permit (Government Decree 281/2024). Before you buy, ask the municipal clerk (jegyző) or the building authority what the local code allows on your plot. Letting to guests counts as an accommodation service: it has to be registered and guest data reported to the national NTAK system.
Transport
Transport to Hungary is organised by Mobile Home Logistic, Green Village's logistics division, and is insured at 100 % of the home's value, from collection to installation on site. It is included in the price delivered to Hungary shown on every unit. Homes are usually 3–4 m wide, so before delivery we check the access road and the plot entrance. We handle the transport formalities; you provide access to the plot and room to unload.
Pricing
A mobile home's price depends mainly on its year, size (in feet in British listings — 35 × 12 ft is about 10.7 × 3.7 m), number of bedrooms, whether it is year-round or seasonal, and condition. Prices delivered to Hungary start from €8,569; every unit shows its own price, and new homes, lodges and tiny houses have their own «from» prices in the catalogue. The delivered price includes transport and installation; VAT is extra and, on delivery to Hungary, Hungarian VAT applies at the standard rate of 27 % (Act CXXVII of 2007, section 82(1)). Prices are in euros. Budget too for what you pay yourself: the plot, the base, utility connections, a septic tank or small treatment plant, local taxes (building, plot and tourist tax, each set by the municipality) and work on the access if the plot is hard to reach.
Installation
A mobile home stands on its own chassis and needs no conventional foundations, only a level, load-bearing base — a concrete slab, compacted gravel or concrete blocks — on which it is levelled and stabilised. Hungarian winters are cold, so the home's standard matters: insulation, double glazing and heating, with lagged pipes and the plumbing protected against frost. Near the lakes the water table can be higher, and the supports are adapted to the ground. Without mains drainage you need a septic tank or a small treatment plant. Bring electricity and water to the site before delivery: then what remains is placing, levelling and connecting the home, which is included in the delivered price.
