Regulations
Building and camping law in Austria is made by each Land (federal state), so the rules differ by region. On campsites, Tyrol allows Mobilheime on at most 20 % of the total pitch area (T-CG § 6 Abs. 1 lit. c Z 4) and Salzburg on at most 30 % of all pitches (Salzburger Campingplatzgesetz § 7c Abs. 1). On a campsite the building law does not apply in Carinthia (K-BO § 2 Abs. 2 lit. s), Tyrol (TBO § 1 Abs. 3 lit. t) and Burgenland (Bgld. BauG § 1 Abs. 2 Z 21); in Tyrol a Mobilheim on a campsite must be notified in writing (T-CG § 4 Abs. 1), and in Burgenland a Mobilheimplatz needs no building permit (§ 19 Abs. 2 of the Camping- und Mobilheimplatzgesetz). Outside campsites Styria requires a simplified building permit once a Mobilheim stands more than three days (Stmk. BauG § 20 Z 7), and Salzburg a permit when a caravan or similar unit is not movable or is used continuously like a home (BauPolG § 2 Abs. 1 Z 8). Installation
The home stands on its own chassis and does not need classic foundations: a level, load-bearing base is enough — a concrete slab, compacted gravel or concrete blocks — on which it is levelled and stabilised. Austrian winters are cold and the Alps bring heavy snow loads, so the home's standard matters: insulation, double glazing and heating, with insulated pipes and frost protection for the plumbing. In the Alpine valleys and around the lakes the ground may slope or be damp, and the supports are adapted to the plot. Without mains drainage you need a septic tank or a small treatment plant. Bring electricity and water to the plot before delivery.
