Regulations
Since 25 August 2026 the new Code on spatial planning, urbanism and construction (Legea nr. 169/2026) applies and has repealed Law no. 50/1991 (art. 575 and art. 576 alin. (3) lit. b)) — news that many buyers do not know yet. A building permit is obligatory unless the Code allows the simplified notification or no formality at all (art. 259 alin. (6)), and it is issued only if the works fit the urbanism rules in force (art. 259 alin. (5)). Temporary constructions — those that can be dismantled quickly, with or without foundation — need a permit or a notification (art. 367 alin. (2)); organising camps of tents, cabins or caravans without a permit is an offence (art. 357 alin. (2) lit. c)). For tourist rental, classification is carried out by the central tourism authority (Ordinul ANT nr. 65/2013, art. 3 alin. (3)) and, since Order no. 948/2026, campsites are expressly tourist accommodation structures. For a single mobile home on a private plot, ask the primărie (town hall), at its urbanism department, whether it needs a permit, a notification or no formality, before you buy.
Transport
Transport to Romania is organised by Mobile Home Logistic, the partner logistics company of the same group that transports Green Village homes. It is included in the price delivered to Romania that every unit shows and is insured at 100 % of the home's value. Homes are usually 3–4 m wide, so before delivery we check the access road and the plot entrance; you provide access and room to unload.
Pricing
The price of a mobile home depends mainly on the year, the size (British listings are in feet — 35 × 12 ft is about 10.7 × 3.7 m), the number of bedrooms, whether it is built for year-round or seasonal use, and its condition. Prices delivered to Romania start from €14,800; every unit shows its own price, and new homes, lodges and tiny houses have their own «from» prices in the catalogue. The delivered price includes transport; VAT is extra and on delivery to Romania the Romanian standard rate of 21 % applies (Codul fiscal, art. 291 alin. (1), as amended by Legea nr. 141/2025, in force since 1 August 2025). Prices are in euros. Budget also for what is on your side: the plot, a ground base, electricity and water, wastewater, and local taxes and fees.
Installation
The home stands on its own chassis and needs no classic foundations: a level, load-bearing base is enough — a concrete slab, compacted gravel or concrete blocks — on which it is levelled and stabilised. In the Carpathians, with snow and frost, insulation, double glazing, heating and frost protection for the pipes count; on the coast, heat and wind call for shade, ventilation and a firm hold on the ground. Near the Danube Delta and the lakes the water table can be high and the base is adapted to the plot. Without mains drainage a septic tank or a small treatment plant is needed. Bring electricity and water to the plot before delivery.
