How to buy a mobile home in Hungary: a step-by-step guide
You can buy a mobile home with delivery to Hungary from Green Village from €8,569: transport and installation are in the price, and the Hungarian general ÁFA of 27 % is charged separately. Before buying, decide where the home will stand: on a kemping (campsite) or on your own plot. Whether a particular unit counts as a structure (építmény) and which procedure applies to it, check with the local jegyző (municipal clerk) and the building authority, and in the municipality's local tax rules, before you order.
A mobile home — also called a static caravan or, on campsites, a mobilház — is a finished house with a kitchen, bathroom and bedrooms that arrives on site in one piece or, for twin-unit models, in two halves. In the Netherlands it is a stacaravan and in France a mobil-home. This guide takes you through the whole purchase: what to look for in an offer, which rules apply on a campsite and on your own plot, which costs fall on your side and what the price with delivery includes.
Green Village sells new and used mobile homes, lodges and tiny houses, among others from the brands Willerby, ABI, Atlas, Pemberton, Swift, IRM and O'Hara. For every home in the catalogue you see the price with delivery to Hungary. Transport is organised by Mobile Home Logistic, the logistics division of Green Village: it is included in the price and insured at 100 % of the home's value, and installation on site is always included.
Home types: single unit, twin unit, lodge, tiny house
Most mobile homes are British and Dutch units about 3–4 m wide. British offers give dimensions in feet: 35×12 ft is about 10.7 × 3.7 m (about 39 m²) and 40×13 ft about 12.2 × 4 m. The number of bedrooms (usually 2 or 3), the bathroom layout and the interior height differ from model to model, so compare homes by their dimensions and not only by length.
A single-unit home arrives in one piece. A twin unit consists of two halves joined on site and offers a living room and bedrooms closer to those of a small house. A lodge is usually a newer, higher-specification home, often a twin unit with large glazed areas, and a tiny house is a small home under 30 m², suited as a weekend home or a guest house.

Year-round or seasonal home
This is the most important question in any offer. A year-round home has insulated walls, floor and roof, double glazing and heating, so it can be used in winter too. A seasonal home, with thinner insulation, is used from spring to autumn and its plumbing has to be drained in winter.
With British offers the standard helps: holiday homes are built to the European standard EN 1647 and residential park homes to the British standard BS 3632, which sets stricter requirements, among other things for insulation. If you want to use the home in winter, ask about the standard, the insulation and the type of heating for the offer you choose.
- Insulated walls, floor and roof.
- Double glazing and well-sealed doors.
- Heating, preferably central, and insulated pipes.
- Frost protection for the plumbing.
New or used: what to check in the offer
A used mobile home is usually a more affordable way into a holiday home of your own; a new one gives you a full choice of layout, finishes and equipment. In both cases the individual unit matters, so before buying ask for the make, model and year of manufacture and for photographs of the points that are hard to judge from a distance.
Every home in the Green Village catalogue has its own page with photographs, dimensions, number of bedrooms, equipment and the price with delivery to Hungary. On a used home, pay attention to the following points.
- Year of manufacture, make and model — usually shown on the home's manufacturer plate.
- Chassis: condition of the frame and signs of corrosion.
- Damp: a soft floor, stains by the windows, in the corners and under the sink.
- Windows, doors and roof: watertightness and condition of the seals.
- Electrical and plumbing installations and heating: what works and what has been replaced.
Campsite or your own plot: rules and permits
On a campsite the mobile home is the usual solution, but the law starts from the kemping, not from the mobile home. The accommodation decree defines a kemping as a type of accommodation created solely to provide accommodation services, operating on a separate enclosed area, with separate areas for guests and their vehicles (területegység) or holiday houses (üdülőház), together called lakóegység; it must have at least nine lakóegység and provide services such as a washing block, energy supply, WIFI and a reception service (239/2009. (X. 20.) Korm. rendelet 2. § 4. pont). Under the national planning basic code, a kemping may also be sited in a holiday-house recreation zone (üdülőházas üdülőterület) (280/2024. (IX. 30.) Korm. rendelet 25. § (1) bekezdés).
In the camping classification data sheet, the mobilház is a recognised unit type counted together with holiday houses; a comfortable mobilház with its own bathroom, toilet and kitchen is counted in the same row as rentable caravans and tents, and the lakóegység counts must match the NTAK data and the operating licence (40/2025. (III. 11.) Korm. rendelet 5. melléklet rows 3.5 and 3.9). How many mobile homes a particular campsite can take, which connections are expected and whether your unit fits that campsite's operating licence, ask the campsite operator and, before you order, the local jegyző and the building authority (építésügyi hatóság).
On your own plot the situation is different. The Hungarian architecture act defines an építmény as any fixed-to-place (helyhez kötött) technical work created by construction or delivered to the site as a finished product, regardless of its purpose, structure, material, degree of completion and size (2023. évi C. törvény, Méptv., 16. § 34. pont); an épület is an építmény that encloses a covered space with its structures (Méptv. 16. § 42. pont). The test is therefore fixing to place. Whether your mobile home, on that plot and with that installation, is an építmény has to be clarified with the competent building authority before you order.
If the unit is a new building, a building permit (építési engedély) is needed when it exceeds 35 m² of total usable floor area or 4.5 m ridge height, or 3.5 m eaves height for flat-roofed buildings, except buildings subject to simple notification (281/2024. (IX. 30.) Korm. rendelet 17. § a) pont); simple notification (egyszerű bejelentés) is enough for a new residential building of up to 300 m² total usable floor area that contains only residential function and its service rooms, with exceptions on monument sites (281/2024. (IX. 30.) Korm. rendelet 16. § (1) bekezdés a) pont). Which procedure applies to a smaller unit, ask the jegyző or the building authority.
The classification of the plot also matters. In a built-up (beépítésre szánt) zone a building may be placed only on a building plot (építési telek) (Méptv. 76. § (6) bekezdés). On agricultural land (kertes, general or landscape-management zone), unless the local code is stricter, no building may be placed on a plot smaller than 720 m² (280/2024. (IX. 30.) Korm. rendelet 34. § (6) bekezdés a) pont); in a general agricultural zone a single residential building may be placed only if the local building code expressly allows it and the conditions are met together, among them a plot of more than two hectares, a gross floor area of at most 150 m² and a single dwelling unit (34. § (9) bekezdés); in a landscape-management agricultural zone residential use cannot be placed and the local code may ban buildings (34. § (10) bekezdés). Whether these rules apply to your plot and your unit is decided by the local building code (HÉSZ): ask the jegyző before ordering.
As a lodging service another rule applies: unless the local building code is stricter, on a plot, other than on a kemping area, a caravan, motorhome, wheeled mobile home (kerékkel rendelkező mobilház) or tent may be placed so that each unit takes at most 40 m² and, beyond the plot's permitted building coverage and while keeping the minimum green surface, the occupied area does not exceed 35 percent of the remaining free area (280/2024. (IX. 30.) Korm. rendelet 60. § (11) bekezdés). The decree uses the term "kerékkel rendelkező mobilház"; whether your unit falls under it, ask the jegyző.
Do not place the home without a permit. Where a structure was built unlawfully, the building authority grants a retention permit (fennmaradási engedély) at the request of the builder or owner if the technical conditions are met and no monument interest is harmed (Méptv. 177. § (1) bekezdés); at the same time it imposes a building fine (építésügyi bírság), set by government decree, which is waived if the builder demolishes the structure or removes the irregularity before the payment deadline (Méptv. 177. § (4) bekezdés). If a retention-permit application is incomplete and the deficiency is not remedied by the deadline, the authority rejects it and orders the unlawful structure to be demolished (281/2024. (IX. 30.) Korm. rendelet 43. § (4) bekezdés).
- Before buying: the classification of the plot and the local building code (HÉSZ).
- On a kemping: ask the campsite operator; the lakóegység counts must match the NTAK data and the operating licence.
- On your own plot: whether the unit is an építmény and which procedure applies, confirm with the jegyző or the building authority.
- Placing it without a permit: retention permit, building fine or demolition (Méptv. 177. §).
What a mobile home with delivery to Hungary costs
Catalogue prices with delivery to Hungary start from €8,569. The price depends on the year of manufacture, the dimensions, the number of bedrooms, the standard (year-round or seasonal) and the condition of the home. Local taxes: what to expect
Under the local taxes act, building tax (építményadó) applies to buildings and parts of buildings serving residential or non-residential purposes within the municipality (1990. évi C. törvény, Htv., 11. § (1) bekezdés); by épület the act means an építmény within the meaning of the architecture act that forms an artificially separated space and provides the conditions for permanent or periodic stay or use (Htv. 52. § 5. pont). Whether your mobile home is a taxable object and what rate your municipality applies, check in the municipality's local tax rules before you order.
For a structure built or used without a permit, the building-tax liability starts on the first day of the year after actual first use (Htv. 14. § (1) bekezdés). The table below shows only the ceilings fixed in the act.
| Tax | Statutory ceiling |
|---|---|
| Building tax (Htv. 16. §) | Taxed by area: 1100 Ft/m² of usable floor area; taxed by adjusted market value: 3.6 % of that value |
| Plot tax (Htv. 22. §) | Taxed by area: 200 Ft/m²; taxed by adjusted market value: 3 % of that value |
| Communal tax (Htv. 26. §) | At most 17 000 Ft a year per taxable object (building or plot) |
| Tourist tax (Htv. 30. and 33. §) | Per person per guest night: 300 Ft; or 4 % of the base when the base is the accommodation fee |
Transport and installation
Transport to Hungary is organised by Mobile Home Logistic, the logistics division of Green Village. It is included in the price with delivery you see with each home, and the home is insured at 100 % of its value from collection to installation. Installation is always included: the home is placed, levelled and connected to the prepared connections.
Preparing the site is on your side: a flat, load-bearing base — compacted gravel, concrete blocks or a slab, depending on what the site allows —, connections brought to the installation point and access for a home 3–4 m wide, meaning a wide entrance with no low branches or cables. Before delivery we check the access and the placement position with you.

Frequently asked questions
What is the difference between a mobile home, a static caravan and a faház (wooden house)?
Mobile home and static caravan are two names for the same finished house, known on Hungarian campsites as a mobilház; the Green Village catalogue has homes from the United Kingdom, the Netherlands and France. A faház is, in everyday language, a wooden house often built on site. In law the concept of építmény rests on being fixed to place, regardless of material and structural solution (Méptv. 16. § 34. pont), so the actual installation matters more than the name.
Can I place a mobile home on my own plot?
It depends on the classification of the plot, the local building code and the way it is placed. The act defines an építmény by being fixed to place (Méptv. 16. § 34. pont) and the planning basic code has its own rule for wheeled mobile homes placed as a lodging service (280/2024. (IX. 30.) Korm. rendelet 60. § (11) bekezdés). Ask the local jegyző or the building authority before you order.
Do I need a building permit for a mobile home?
A new building needs a building permit when it exceeds 35 m² of total usable floor area or 4.5 m ridge height (281/2024. (IX. 30.) Korm. rendelet 17. § a) pont). Whether your mobile home is an építmény or épület and which procedure applies to it, confirm with the jegyző or the building authority before you order.
What happens if I place it without a permit?
For an unlawfully built structure the authority grants, on request, a retention permit if the technical conditions are met (Méptv. 177. § (1) bekezdés) and at the same time imposes a building fine (177. § (4) bekezdés); if the application is incomplete and the deficiency is not remedied, it is rejected and demolition is ordered (281/2024. (IX. 30.) Korm. rendelet 43. § (4) bekezdés). Ask the authority about the amount of the fine.
What does the price with delivery include, and how much is ÁFA?
Transport organised by Mobile Home Logistic, insured at 100 % of the home's value, and installation: placement, levelling and connection to the prepared connections. ÁFA at the general rate of 27 % (Áfa tv. 82. § (1) bekezdés) is charged separately; the plot, base, connections and permits are on the buyer's side.
Which local taxes might I have to pay?
The act sets ceilings, for example for building tax 1100 Ft/m² of usable floor area or 3.6 % of the adjusted market value (Htv. 16. §) and for communal tax 17 000 Ft a year per taxable object (Htv. 26. §). Whether your unit is taxable and what rate your municipality applies, check in the municipality's local tax rules before you order.
Can I see the home before buying?
Yes, in our showrooms: Maia, Ribeirinha (Azores), Vigo, La Séguinière (by appointment) and Jundiaí. We have no showroom in Hungary; every home in the catalogue has photographs and dimensions, and you can ask for details by telephone, WhatsApp or e-mail.
