What the delivered price includes

  • Included: the home and its transport to your address in Spain, organised by Mobile Home Logistic, the partner logistics company, of the same group, that transports Green Village homes, and insured at 100 % of the unit's value from collection to delivery.
  • Shown separately: VAT at 21 % (see below).
  • Not included: the base, the water, electricity, gas and sewer connections, and the permits — they depend on the plot and are paid by the owner.
  • Paperwork: every sale has a written contract and a pro forma invoice, and every unit and destination gets a written quote.

VAT or ITP: the tax on a mobile home in Spain

The tax you pay depends on who sells. Sales by a business in the course of its activity — such as Green Village — carry VAT at the standard 21 % rate (art. 90 of Law 37/1992), not the transfer tax ITP (art. 7.5 of the consolidated ITP and AJD text, Royal Legislative Decree 1/1993). Buy from a private individual and you pay ITP instead (art. 7.1.A), at the rate set by your autonomous community. The Canary Islands, Ceuta and Melilla are outside the territory of Spanish VAT (art. 3 of Law 37/1992): for those, ask for a quote with the exact address.

Do you need a permit to put a mobile home in Spain?

Yes, in most cases. In judgment STS 1917/2024 of 5 December (ECLI:ES:TS:2024:6022), the Spanish Supreme Court treated a mobile home like a prefabricated house for planning-licence purposes (art. 11.4.c of the consolidated Land Law, Royal Legislative Decree 7/2015), and held that a campsite's activity licence does not, on its own, cover placing one. The town hall decides which authorisation applies under its planning rules — check before you buy, because it can add cost and time.

On the coast, the Coasts Law (Law 22/1988) sets a protection easement of 100 metres from the shore as a rule, extendable by up to another 100, or 20 metres where the land was already urban when the law came into force; buildings for residence are prohibited within it (arts. 23 and 25). On a campsite, read the park's own rules: in the Region of Murcia, Law 12/2013 on Tourism forbids selling campsite pitches and reserves the operation of fixed accommodation to the campsite owner (arts. 30 and 31). Ask for the written contract — pitch, term and who operates the unit — before you buy.

Spending part of the year in Spain: the 90/180-day rule

Owning a mobile home in Spain does not change how long you can stay. British citizens can travel to the Schengen area, which includes Spain, without a visa for up to 90 days in any 180-day period; to stay longer, you must meet the Spanish government's entry requirements, and time in Spain with a residence permit or long-stay visa does not count towards the 90 days.

Where in Spain: region guides

Green Village delivers across Spain. Region pages with local rules and delivered prices:

Warranty

New homes carry the 3-year legal guarantee of conformity and a 10-year commercial warranty on the structure and against water infiltration; new expandable container homes carry 10 years on the structure, 5 on the expanding system and 3 on the interior finishes. Used homes carry an 18-month legal guarantee from delivery and no commercial warranty.

How to buy a mobile home for Spain, step by step

  1. Choose the home in the catalogue and select Spain under "Import to": every listing shows the delivered price for Spain.
  2. Check the plot or the pitch: the town hall's planning licence on your own land, the written contract on a campsite.
  3. Ask for the written quote for the unit and your delivery address.
  4. Sign the written contract and receive the pro forma invoice.
  5. Delivery: transport is organised by Mobile Home Logistic, included in the price and insured at 100 % of the unit's value.

Do I need planning permission for a mobile home in Spain? In most cases, yes: since judgment STS 1917/2024 the Supreme Court treats a mobile home like a prefabricated house for the planning licence, and a campsite's activity licence does not cover it on its own. Check with the town hall before you buy.

Do used mobile homes have a warranty? Used homes carry an 18-month legal guarantee from delivery and no commercial warranty; new homes carry the 3-year legal guarantee of conformity plus a 10-year commercial warranty on the structure and against water infiltration.
