What the delivered price includes

  • Included in the price: the home and its transport to your address in the UK, organised by Mobile Home Logistic and insured at 100 % of the home's value, from collection to delivery.
  • Shown separately: VAT.
  • Not included: the land or plot, site preparation, the base or foundations, the water, electricity and drainage connections, any drawings the council asks for, and council consents and fees: they depend on the plot and are the owner's cost.
  • Documents: every sale is made with a written contract and a pro forma invoice, and every home and delivery address with a written offer.

Warranty

The warranty depends on the type and condition of the home, and each listing states it:

  • New mobile homes, chalets, lodges, tiny houses and modular homes (other than container homes): Green Village is liable for conformity for 3 years from delivery (legal warranty, Portuguese Decree-Law 84/2021) and gives a 10-year commercial warranty on the structure and against water ingress.
  • New expandable container homes: 3 years of legal warranty from delivery, and a Green Village commercial warranty of 10 years on the structure, 5 years on the expanding system and 3 years on the interior finishes.
  • Other new container homes, capsule homes, domes and display units: 3 years of legal warranty of conformity from delivery.
  • Used homes: sold as seen, with 18 months of legal warranty of conformity from delivery and no commercial warranty.

VAT and consents

On every Green Village listing, VAT is shown separately from the delivered price. Whether you can put a prefab home on your land, and which consents it needs, is decided by your local council: ask it about the plot before you buy the home or the land. For static caravans and park homes, the VAT rules and site licences are set out in how much does a static caravan cost in the UK.
