How Much Does a Static Caravan Cost in the UK? 2026 Prices and Running Costs

By Matheus Agueda · 25 October 2026

Short answer: Green Village Mobile Homes has 272 static caravans with a price delivered to the UK: used from £9,375, new from £40,917, with a median of £43,125. The price on each listing includes transport, organised by Mobile Home Logistic, included and insured at 100 % of the unit's value; VAT is shown separately. The caravan is only part of the cost: on a holiday park you also pay an annual pitch fee and insure the caravan, and whether you may live in it all year depends on the park's licence, not on the caravan.

This guide sets out what a static caravan costs in the UK in 2026 — by condition, type, bedrooms, budget and brand, straight from the live catalogue — then the yearly costs of keeping one on a park, the VAT rules, and the difference between a holiday static caravan and a residential park home. Every price below is in pounds, delivered to the UK, with VAT shown separately. The same prices are on each listing in used static caravans and new homes, and on the mobile homes in the UK page.

Holiday static caravan or residential park home?

In law both are caravans. The Caravan Sites and Control of Development Act 1960 defines a caravan as "any structure designed or adapted for human habitation which is capable of being moved from one place to another (whether by being towed, or by being transported on a motor vehicle or trailer)" (s.29(1)). A twin unit made of no more than two sections still counts, provided that once assembled it is still physically capable of being moved and is no more than 20 metres long, 6.8 metres wide and 3.05 metres high inside (Caravan Sites Act 1968, s.13). What changes the cost and your rights is the site:

  • Holiday park. Where the site licence or planning permission is for holiday use only, or there are times of the year when no caravan may be lived in on the land, the site is not a "protected site" (Caravan Sites Act 1968, s.1), so the Mobile Homes Act 1983 does not apply to it. The National Caravan Council (NCC) says a holiday caravan "cannot be used as your main residence": you must have a main residence elsewhere and, depending on the licence, you can stay during the months the park is open.
  • Residential park home. On a protected site, the Mobile Homes Act 1983 applies to an agreement to station a mobile home and occupy it as your "only or main residence" (s.1(1)). In England it gives the occupier statutory rights on the pitch fee and on resale, set out below.

The yearly costs of a static caravan on a holiday park

  • Pitch fee. The park charges an annual fee for keeping the caravan on its land. According to the NCC, owners "pay a contribution towards the business rates of the holiday park in their annual pitch fees and are therefore not required to pay Council Tax"; paying Council Tax would suggest the caravan is being used as a main residence.
  • Business rates and Council Tax. The Valuation Office Agency explains that the site operator, not the owner of a private static caravan, is the rateable occupier, and that a caravan occupied as a sole or main residence is assessed for Council Tax instead (England and Wales).
  • Insurance. When you buy from an NCC member park, insuring the caravan correctly is a condition of the agreement you sign.
  • Licence term. The NCC says that if you buy a new holiday caravan from an NCC member park, the licence period should be no less than 12 years.
  • What the fee covers. Each park sets this in its own agreement. Ask the park in writing what the pitch fee includes, how it is reviewed, and the months the park is open.
  • Age of the caravan. If you plan to keep an older caravan on a park, ask the park whether its agreement limits the age of the caravans it accepts.

Haven, for example, states on its website that its parks cannot be used as a permanent residence and that annual site fees apply for keeping a holiday home on the park.

Park homes in England: pitch fees and commission

On a protected site in England, the Mobile Homes Act 1983:

  1. Written statement: the site owner must give the buyer a written statement of the agreement no later than 28 days before the agreement is made (s.1(2) and (3)).
  2. Annual review: the pitch fee is reviewed every year, and the owner must serve a written proposal at least 28 clear days before the review date (Schedule 1, para. 17).
  3. CPI presumption: since 2 July 2023, there is a presumption that the pitch fee rises or falls by no more than the consumer prices index over the previous 12 months, unless that would be unreasonable (Schedule 1, para. 20(A1), as amended by the Mobile Homes (Pitch Fees) Act 2023).
  4. Commission on a sale: the buyer of a park home pays the site owner a commission at a rate no higher than the one set by regulations — ten per cent of the purchase price (Schedule 1, para. 7A(5), and the Mobile Homes (Selling and Gifting) (England) Regulations 2013, reg. 8).

Scotland, Wales and Northern Ireland have their own rules; this section covers England.

VAT on static caravans

HMRC's VAT Notice 701/20 treats mobile homes, residential park homes and static caravans (caravan holiday homes and lodges) as caravans, and sets the VAT on a new caravan by its size:

  • Standard rated if it does not exceed either 7 metres in length or 2.55 metres in width.
  • Reduced rated if it exceeds either 7 metres in length or 2.55 metres in width and is not manufactured to a version of BS3632 that came into effect on or after 17 June 2005.
  • Zero rated if it exceeds either 7 metres in length or 2.55 metres in width and is manufactured to a version of BS3632 that came into effect on or after 17 June 2005.

A second-hand caravan follows the same rules, unless it was occupied before 6 April 2013, in which case the supply is zero rated. Pitches on holiday or leisure sites are standard rated; pitches on permanent residential sites, where caravans can be lived in all year, are exempt. HMRC updated the notice on 3 October 2024 for an amendment to VAT law relating to BS3632, so check the current notice for your case. On every Green Village listing, VAT is shown separately from the delivered price.

Your own land

Land used as a caravan site needs a site licence under the Caravan Sites and Control of Development Act 1960 (s.1), except in the circumstances listed in the First Schedule to the Act (s.2). Before you buy a caravan for a plot, ask your local council which permissions and licences apply to it.

Where to buy a static caravan in the UK

Static caravans are sold in two main ways: on a holiday park, where the seller also offers the pitch, or by a dealer that sells the caravan alone, for a pitch or plot you already have. Green Village sells new and used static caravans, mobile homes and lodges made in the United Kingdom, the Netherlands and France, each with its own listing and its price delivered to the UK.

Some UK sellers, with what each one states on its own website (consulted in October 2026; Green Village has no commercial relationship with any of them):

Buying a static caravan: checklist

  1. Holiday or residential: ask the park whether its licence is for holiday use, the months it is open, and whether the Mobile Homes Act 1983 applies to the pitch.
  2. The yearly costs: the pitch fee, what it includes, how it is reviewed, and the insurance the agreement requires.
  3. The licence term and the age rule: how long the licence lasts and whether the park limits the age of the caravans it accepts.
  4. Selling later: on a park home in England, the commission of up to ten per cent of the price that the buyer pays the site owner.
  5. VAT: the length and width of the caravan and whether it is made to BS3632.
  6. The price: on each Green Village listing, the price delivered to the UK, with transport organised by Mobile Home Logistic, included and insured at 100 %, and VAT shown separately.

Warranty

New homes carry the 3-year legal guarantee of conformity and a 10-year commercial warranty on the structure and against water infiltration. Used homes carry an 18-month legal guarantee from delivery and no commercial warranty.

Do you pay Council Tax on a static caravan? Not on a holiday caravan: the site operator is the rateable occupier for business rates. A caravan occupied as a sole or main residence is assessed for Council Tax (England and Wales).

Can you live in a static caravan all year? Not in a holiday caravan: the NCC says it cannot be used as your main residence. A residential park home on a protected site can be your only or main residence under the Mobile Homes Act 1983.

Is there VAT on a static caravan? It depends on its size and standard: a new caravan up to 7 metres long and 2.55 metres wide is standard rated; a larger one is reduced rated, or zero rated if it is made to a version of BS3632 that came into effect on or after 17 June 2005 (HMRC VAT Notice 701/20).

What commission is paid when a park home is sold? In England, the buyer pays the site owner a commission of no more than ten per cent of the purchase price.

How long is a holiday caravan licence? At NCC member parks, the licence for a new holiday caravan should be no less than 12 years; elsewhere it is set in the park's agreement.

Do used static caravans have a warranty? Used homes carry an 18-month legal guarantee from delivery and no commercial warranty; new homes carry the 3-year legal guarantee of conformity plus a 10-year commercial warranty on the structure and against water infiltration.
