Regulations
In France, mobile homes are regulated by the Code de l'Urbanisme and the Code du Tourisme. In licensed campsites, no permis de construire is required. On private land a mobile home on wheels is prohibited whatever the duration: only as a construction (wheels and towbar removed), with a déclaration préalable up to 20 m² or a permis de construire above. While it keeps its wheels (on a campsite or PRL), a mobile home is movable property and is not subject to taxe foncière; VAT is 20% (TVA). The LMNP regime (Loueur Meuble Non Professionnel) allows deduction of the mobile home's depreciation from rental income.
Transport
PACA is reached from France, whether from Green Village's own stock or from other European countries. Transport is organised by Mobile Home Logistic, Green Village's logistics division, and is included in the delivered price.
Pricing
PACA is France's most expensive region for mobile homes, reflecting strong tourist demand. Used units start at 13,200 euros; new units between 35,000 and 90,000 euros. Pitch rents in 4-5 star campsites range from 3,000 to 8,000 euros/year. Seasonal rental returns (July-August) can reach 6,000 to 15,000 euros in 8-10 weeks.
Installation
Installation in French campsites is managed by the operator: prepared pitch, connections included. The unit is set in place by the Green Village team. On private land, the process is similar to Portugal, with attention to fire risk (mandatory débroussaillage in the Mediterranean zone).
