What the delivered price includes
- Included: the home and its transport to your address in France, organised by Mobile Home Logistic, the partner logistics company, of the same group, that transports Green Village homes, and insured at 100 % of the unit's value from collection to delivery. Green Village delivers the home to the plot or pitch and sets it on its supports.
- Shown separately: VAT at 20 % (see below).
- Not included: the pitch or the land, the pitch fees, levelling, the water, electricity, gas and sewer connections, and the permits — they depend on the site and are paid by the owner.
- Paperwork: every sale has a written contract and a pro forma invoice, and every unit and destination gets a written quote.
VAT on a mobile home in France
A home delivered in France carries French VAT at the standard rate: "Le taux normal de la taxe sur la valeur ajoutée est fixé à 20 %" (article 278 of the General Tax Code). It is shown separately on each listing. If you buy through a business, give us its VAT number — we confirm the VAT treatment in the written quote.
Where can you put a mobile home in France?
French planning law sorts homes by what they are, and each class has its own places:
| What you buy | How French law classes it | Where it can go |
|---|---|---|
| Mobile home or static caravan, kept on its wheels and towbar | Residential leisure home (*résidence mobile de loisirs*): a towable leisure dwelling that the Highway Code forbids from being driven on the road (art. R111-41) | Only an authorised campsite, a residential leisure park (PRL) or a holiday village classified for light accommodation (art. R111-42) |
| Chalet, lodge or other home that can be taken apart or moved | Light leisure dwelling (*habitation légère de loisirs*), a demountable or transportable construction (art. R111-37) | Residential leisure parks, holiday villages and campsites (art. R111-38); elsewhere it is a building, with prior declaration up to 20 m² and planning permission above |
| Caravan that keeps its wheels and is allowed on the road | Caravan (art. R111-47) | Outside a campsite, PRL or holiday village, a prior declaration beyond three months a year, counting every stay, consecutive or not (art. R*421-23 d) |
In practice, a static caravan or mobile home bought for a holiday home in France goes on a campsite or a residential leisure park. A small campsite created by a simple declaration to the town hall is not on the list in article R111-42. On your own land, even building land, a mobile home kept on its wheels cannot be installed, because it is outside those three places; taken off its wheels, it is treated like a building and needs the permit for that, under the local plan (PLU).
Building without the required authorisation is punished by a fine of at least €1,200, up to €6,000 per square metre built for a construction, and a repeat offence can also bring six months' imprisonment (art. L480-4). Before you buy for your own land, ask the town hall for a planning certificate (*certificat d'urbanisme opérationnel*), which says whether the plot can be used for the project (art. L410-1 b). The full detail, with the official sources, is in the guides buying a mobile home in France and mobile home permits in Europe.
Buying for a French campsite
On a campsite, you buy the home; the pitch stays the campsite's. Before you buy, ask the campsite for the written pitch contract and read it: the pitch fee and what it covers, the length of the contract and how it is renewed, the rules on the age and appearance of homes on the park, whether you may let the home and who handles lettings, and what happens when you sell. Check that the campsite accepts a home bought elsewhere, and agree the delivery date with it: homes are usually 3 to 4 m wide, so the access to the pitch must take a home of that size.
Spending part of the year in France: the 90/180-day rule
Owning a mobile home in France does not change how long you can stay. British citizens can travel without a visa to the Schengen area, which includes France, for up to 90 days in any 180-day period; to stay longer, you must meet the French government's entry requirements.
