What the delivered price includes
- Included: the home and its transport to your address in Germany, organised by Mobile Home Logistic, the partner logistics company, of the same group, that transports Green Village homes, and insured at 100 % of the unit's value from collection to delivery. Green Village delivers the home to the plot or pitch and sets it on its supports.
- Shown separately: VAT at 19 % (see below).
- Not included: the pitch or the land, the pitch fees, levelling, the water, electricity, gas and sewer connections, and the permits — they depend on the site and are paid by the owner.
- Paperwork: every sale has a written contract and a pro forma invoice, and every unit and destination gets a written quote.
Delivery to hard-to-reach places
The prices in this guide are for delivery to an address with normal access. For plots in hard-to-reach places, such as the Alps or the North Sea and Baltic islands, we confirm the delivered price in the written quote. Homes are usually 3 to 4 m wide, so before delivery we check the access and the entrance to the plot; the buyer provides the access and a place to unload.
VAT on a mobile home in Germany
A home delivered in Germany carries German VAT at the standard rate of 19 % (VAT Act, *Umsatzsteuergesetz*, section 12(1)), shown separately on each listing. The reduced rate of 7 % applies to the short-term accommodation of guests and the short-term letting of camping pitches (section 12(2) no. 11) — the stays you may later sell to guests, not the sale of the home — so we do not promise it for a mobile home. If you buy through a business, give us its VAT number — we confirm the VAT treatment in the written quote.
Where can you put a mobile home in Germany?
In Germany, planning law is federal and building regulations are set by each state. Projects that erect, alter or change the use of a structure fall under sections 30 to 37 of the Federal Building Code (*Baugesetzbuch*, section 29(1)), and the state building regulations still apply (section 29(2)). Each state's building code says what counts as a structure: in Bavaria, structures include installations that, by their intended use, are meant to be used mainly in one place, and also campsites and weekend sites (Bavarian Building Code, art. 2(1) sentence 3).
On a campsite or weekend site.
- Local plan: special recreation zones include in particular weekend-house areas, holiday-home areas and campsite areas (Land Use Ordinance, *Baunutzungsverordnung*, section 10(1)). Campsites and tent sites are allowed in campsite areas (section 10(5)), and weekend houses, as detached houses with the floor area the local plan sets, in weekend-house areas (section 10(3)).
- Bavaria: caravans, tents and structures that are not buildings need no permit procedure on campsites, tent sites and weekend sites (Bavarian Building Code, art. 57(1) no. 10 d).
- Lower Saxony: only caravans, folding trailers and motorhomes that can be moved at any time and are eligible for registration on public roads at any time count as caravans (Campsite and Weekend Site Ordinance, section 1(1)). On weekend sites, a weekend house may have at most 40 m² of floor area and 3.20 m of height, not counting a covered seating area of up to 10 m² or an awning (section 1(2)); pitches measure at least 70 m² on campsites and 100 m² on weekend sites, and weekend houses keep 2.50 m from the pitch boundary (section 5). A mobile home that cannot be registered for the road is therefore not a caravan there: ask the site how it will place it.
Ask the campsite before you buy whether it accepts mobile homes, what size they may be and what the pitch costs, and read the written contract.
On your own land. Outside built-up areas, a project is only allowed if public interests do not stand against it, access and services are secured and it is a privileged project, for example one that serves a farm or forestry business (Federal Building Code, section 35(1)); other projects can only be allowed case by case, if they do not impair public interests and access and services are secured (section 35(2)). Inside a building zone, the local plan applies. Ask the municipality's building office before you buy whether and how your mobile home may go on the plot.
Letting to guests. In holiday-home areas, holiday homes meant to serve, mainly and permanently, a changing group of people for recreation are allowed (Land Use Ordinance, section 10(4)). In Bavaria, municipalities recognised as spa or recreation resorts can charge a visitor's tax (*Kurbeitrag*) (Bavarian Municipal Charges Act, art. 7(1)). The municipality tells you what applies where you are. The full detail is in the guides buying a mobile home in Germany and mobile home permits in Europe.
Buying for a German campsite
On a campsite, you buy the home; the pitch stays the campsite's. Before you buy, ask the campsite for the written pitch contract and read it: the pitch fee and what it covers, the length of the contract and how it is renewed, the rules on the age and appearance of homes on the park, whether you may let the home and who handles lettings, and what happens when you sell. Check that the campsite accepts a home bought elsewhere, and agree the delivery date with it: homes are usually 3 to 4 m wide, so the access to the pitch must take a home of that size.
Spending part of the year in Germany: the 90/180-day rule
Owning a mobile home in Germany does not change how long you can stay. British citizens can travel without a visa to the Schengen area, which includes Germany, for up to 90 days in any 180-day period; to stay longer, you must meet the German government's entry requirements.
Where in Germany: region guides
Green Village delivers across Germany. Region pages with delivered prices:
Warranty
New homes carry the 3-year legal guarantee of conformity and a 10-year commercial warranty on the structure and against water infiltration; new expandable container homes carry 10 years on the structure, 5 on the expanding system and 3 on the interior finishes. Used homes carry an 18-month legal guarantee from delivery and no commercial warranty. Every sale, in every country, is signed by the same Portuguese Green Village company, with the same contract.
Where can you see the homes?
Green Village's main store is in Maia (Porto, Portugal), where you can see the homes in person. It is preparing to open stores in large shopping centres and, for Spain and France, works on a 100% direct import and export model. Every listing has photos, dimensions and equipment; for details, write to us with the link to the home and the name of the campsite or the municipality where the plot is.
