What the delivered price includes
- Included: the home and its transport to your address in Croatia, organised by Mobile Home Logistic, the partner logistics company, of the same group, that transports Green Village homes, and insured at 100 % of the unit's value from collection to delivery. Green Village delivers the home to the plot or pitch and sets it on its supports.
- Shown separately: VAT at 25 % (see below).
- Not included: the pitch or the land, the pitch fees, levelling, the water, electricity, gas and sewer connections, and the permits — they depend on the site and are paid by the owner.
- Paperwork: every sale has a written contract and a pro forma invoice, and every unit and destination gets a written quote.
Delivery to the islands and hard-to-reach places
The prices in this guide are for delivery to an address in mainland Croatia with normal access, from Istria and the Kvarner Gulf to Dalmatia. For the islands, and for plots in hard-to-reach places, we confirm the delivered price in the written quote. Homes are usually 3 to 4 m wide, so before delivery we check the access and the entrance to the plot; the buyer provides the access and a place to unload.
VAT and property tax in Croatia
A home delivered in Croatia carries Croatian VAT (PDV) at the standard rate of 25 % (VAT Act, *Zakon o porezu na dodanu vrijednost*, art. 38), shown separately on each listing. If you buy through a business, give us its VAT number — we confirm the VAT treatment in the written quote. Croatia has used the euro since 1 January 2023, so prices and payments are in euros, with no exchange-rate risk.
Since 1 January 2025, the property tax (*porez na nekretnine*) has replaced the holiday-home tax. It is charged every year at 0.60 to 8.00 euros per m² of usable floor area, and the town or municipality sets the rate (Croatian Tax Administration). Ask the town or municipality whether it applies to your mobile home.
Where can you put a mobile home in Croatia?
On a campsite. Croatia's campsite classification rulebook defines the mobile home (*pokretna kućica, mobilhome*) as movable camping equipment made of solid material, not firmly fixed to the ground, removable and with a bathroom (art. 14(7)). Mobile homes may stand on at most 40 % of a campsite's pitches, and mobile homes and glamping houses together on at most 50 %. The mobile home, its porch and its terrace must not be permanently fixed to the ground, the electricity, water and sewer connections must be demountable, and fences and permanent paving are banned on the pitches (art. 36).
By the sea: the coast rule since 2026. Croatia's new Physical Planning Act (*Zakon o prostornom uređenju*, NN 155/2025) has been in force since 1 January 2026 (art. 250) and sets how close to the coastline a mobile home may stand:
| Where the campsite is | Strip with no mobile homes | Provision |
|---|---|---|
| Tourist building zone outside a settlement | 100 m from the coastline: up to 25 m only beaches, parks and green areas; from 25 to 100 m also open-air pools, sports grounds, toilet blocks, sunbathing areas, footpaths, open terraces and areas for camping equipment | Art. 67(2) |
| Tourist zone inside a settlement | 25 m from the coastline | Art. 67(3) |
| Existing campsite | Mobile homes within the 25 m strip must be removed within five years of 1 January 2026 | Art. 243(5) |
Mobile homes also count towards the maximum built-up area of 30 % of the campsite, whether or not they are firmly fixed to the ground (art. 67(1)(4)). If you want a luxury mobile home right by the sea — luxury lodges delivered in Croatia start at €39,850, see luxury lodges —, ask the campsite before you buy how far the pitch is from the coastline, and get the answer in writing.
On your own land. In an opinion of 26 February 2024 on a "prefabricated cabin" with no foundations, set on piles, Croatia's Ministry of Physical Planning, Construction and State Assets wrote that building prefabricated structures, like other buildings with a prefabricated frame, needs a building permit (*građevinska dozvola*). Do not count on legalising it later: the Act on Illegally Built Buildings expressly excludes camping cabins, movable and mobile cabins and containers placed on the ground (art. 6(3)). Whether a mobile home may go on a given plot depends on the physical plan and on how it is placed: ask the building office of your town or county (*županija*) before you order.
Letting to guests. To let the mobile home to guests, you need a registration for tourist accommodation, and guests must be registered in the eVisitor system. The full detail is in the guides buying a mobile home in Croatia and mobile home permits in Europe.
Buying for a Croatian campsite
On a campsite, you buy the home; the pitch stays the campsite's. Before you buy, ask the campsite for the written pitch contract and read it: the pitch fee and what it covers, the length of the contract and how it is renewed, the rules on the age and appearance of homes on the park, whether you may let the home and who handles lettings, and what happens when you sell. Also ask how far your pitch is from the coastline. Check that the campsite accepts a home bought elsewhere, and agree the delivery date with it: homes are usually 3 to 4 m wide, so the access to the pitch must take a home of that size.
Spending part of the year in Croatia: the 90/180-day rule
Owning a mobile home in Croatia does not change how long you can stay. British citizens can travel without a visa to the Schengen area, which includes Croatia, for up to 90 days in any 180-day period; to stay longer, you must meet the Croatian government's entry requirements.
Warranty
New homes carry the 3-year legal guarantee of conformity and a 10-year commercial warranty on the structure and against water infiltration; new expandable container homes carry 10 years on the structure, 5 on the expanding system and 3 on the interior finishes. Used homes carry an 18-month legal guarantee from delivery and no commercial warranty. Every sale, in every country, is signed by the same Portuguese Green Village company, with the same contract.
Where can you see the homes?
Green Village's main store is in Maia (Porto, Portugal), where you can see the homes in person. It is preparing to open stores in large shopping centres and, for Spain and France, works on a 100% direct import and export model. Every listing has photos, dimensions and equipment; for details, write to us with the link to the home and the name of the campsite or the municipality where the plot is.
