Mobile home, static caravan or park home?

The three names describe the same kind of home. "Static caravan" and "park home" are the terms on UK listings, "mobile home" (or "casa móvel") is the term in Portugal, and a chalet or lodge is usually a larger twin unit. Green Village sells new and used units of all of them, made in the United Kingdom, the Netherlands and France.

What the delivered price includes

  • Included: the home and its transport to your address in mainland Portugal, organised by Mobile Home Logistic, the partner logistics company, of the same group, that transports Green Village homes, and insured at 100 % of the unit's value from collection to delivery.
  • Shown separately: VAT (see below).
  • Not included: the base, the water, electricity, gas and sewer connections, and the permits — they depend on the plot and are paid by the owner.
  • Paperwork: every sale has a written contract and a pro forma invoice, and every unit and destination gets a written quote.

VAT and IMI: the taxes on a mobile home in Portugal

On the mainland, a mobile home bought from Green Village carries VAT at the standard rate of 23 % (art. 18(1)(c) of the VAT Code), shown separately on each listing. The Azores and Madeira apply their own regional VAT rates.

Wheels do not rule out IMI, the municipal property tax. Under the IMI Code, a property includes constructions of any kind set on land with a permanent character that form part of someone's assets and have economic value (art. 2(1)); constructions «even if movable by nature» count as permanent when they serve non-transitory purposes (art. 2(2)), and permanence is presumed after more than a year in the same place (art. 2(3)). A mobile home that stays put as a home can be a property for IMI purposes — confirm your case with the tax office (Finanças).

Do you need a permit to put a mobile home in Portugal?

Yes, if the home stays on your own land, the municipal master plan (PDM) must allow that use on the plot and the câmara municipal must approve it. The RJUE (Decree-Law 555/99), revised by Decree-Law 108/2026 and in force since 1 October 2026, treats as a building any construction incorporated into the land with a permanent character, whatever the construction system (art. 2): having wheels or being prefabricated does not, on its own, exempt a mobile home from prior control. Construction works need a licence or a prior notification (comunicação prévia), depending on the zone and the plans (art. 4).

Before you buy a plot or a home, ask the câmara for an informação prévia on the plot (art. 14). The council decides within 15 days, or 30 days for a detailed request, counted as art. 16 sets out; with no decision in time, the request is tacitly approved (art. 16(6)), and a favourable answer is valid for two years (art. 17(5)). Ask in writing:

  1. The land classification and the uses the PDM allows on it.
  2. The direct question: is a prefabricated or mobile home allowed for housing or for tourist accommodation?
  3. Easements and restrictions, such as the National Ecological Reserve (REN) and the National Agricultural Reserve (RAN).

On a campsite or tourist development, ask the park in writing how your unit is covered by the park's licence, and what the contract says about the pitch, its term and who may let the unit. The full guide is buying a mobile home in Portugal; the rules country by country are in mobile home permits in Europe.

Spending part of the year in Portugal: the 90/180-day rule

Owning a mobile home in Portugal does not change how long you can stay. British citizens can travel to the Schengen area, which includes Portugal, without a visa for up to 90 days in any 180-day period, and visits to Schengen countries in the 180 days before you travel count towards the 90 days. The limit does not apply to holders of a Portuguese residence permit or long-stay visa.

Where in Portugal: region guides

Green Village delivers across Portugal, the Azores and Madeira. Region pages with local rules and delivered prices:

Warranty

New homes carry the 3-year legal guarantee of conformity and a 10-year commercial warranty on the structure and against water infiltration; new expandable container homes carry 10 years on the structure, 5 on the expanding system and 3 on the interior finishes. Used homes carry an 18-month legal guarantee from delivery and no commercial warranty. Every sale, in every country, is signed by the same Portuguese Green Village company under the same contract — see Green Village reviews and warranties.

How to buy a mobile home for Portugal, step by step

  1. Choose the home in the catalogue and select Portugal under "Import to": every listing shows the delivered price for Portugal.
  2. Check the plot or the pitch: the câmara's informação prévia on your own land, the written contract on a campsite.
  3. Ask for the written quote for the unit and your delivery address.
  4. Sign the written contract and receive the pro forma invoice.
  5. Delivery: transport is organised by Mobile Home Logistic, included in the price and insured at 100 % of the unit's value.
