What the delivered price includes
- Included: the home and its transport to your address in Italy, organised by Mobile Home Logistic, the partner logistics company, of the same group, that transports Green Village homes, and insured at 100 % of the unit's value from collection to delivery. Green Village delivers the home to the plot or pitch and sets it on its supports.
- Shown separately: VAT at 22 % (see below).
- Not included: the pitch or the land, the pitch fees, levelling, the water, electricity, gas and sewer connections, and the permits — they depend on the site and are paid by the owner.
- Paperwork: every sale has a written contract and a pro forma invoice, and every unit and destination gets a written quote.
Delivery to the islands and hard-to-reach places
The prices in this guide are for delivery to an address in mainland Italy with normal access. For Sardinia, Sicily and the smaller islands, and for plots in hard-to-reach places such as the Alps, the Dolomites or the hill villages of the Apennines, we confirm the delivered price in the written quote. Homes are usually 3 to 4 m wide, so before delivery we check the access and the entrance to the plot; the buyer provides the access and a place to unload.
VAT on a mobile home in Italy
A home delivered in Italy carries Italian VAT (IVA) at the standard rate of 22 % of the taxable amount (article 16 of Presidential Decree 633/1972). It is shown separately on each listing. If you buy through a business, give us its VAT number — we confirm the VAT treatment in the written quote.
Where can you put a mobile home in Italy?
Under Italy's Consolidated Building Act (*Testo unico dell'edilizia*, Presidential Decree 380/2001), light structures "quali roulotte, camper, case mobili, imbarcazioni, che siano utilizzati come abitazioni" — caravans, campers, mobile homes and boats used as homes — count as new construction (art. 3(1)(e.5)), and new construction needs a building permit (*permesso di costruire*, art. 10(1)(a)). The same letter e.5 makes two exceptions:
- structures that meet merely temporary needs (*esigenze meramente temporanee*);
- mobile living units whose wheels still work (*meccanismi di rotazione in funzione*), placed, even continuously, in authorised open-air tourist accommodation, as long as they have no permanent connection to the ground and meet the regional rules, where these exist.
| Where the mobile home goes | What Presidential Decree 380/2001 says | What to check before you buy |
|---|---|---|
| Authorised campsite or holiday village | Not new construction if the wheels work, there is no permanent connection to the ground and the unit meets the regional rules | The site's rules and the pitch contract |
| Private land, as a home | New construction: a building permit is needed (art. 3(1)(e.5) and art. 10) | What the municipality allows on that plot |
| Merely temporary needs | Not new construction | Length and conditions, to settle with the municipality |
The requirements change from region to region, and the final answer comes from the municipality (*comune*) where the plot is: get it in writing before you buy. The full detail is in the guides buying a mobile home in Italy and mobile home permits in Europe.
Buying for an Italian campsite
On a campsite, you buy the home; the pitch stays the campsite's. Before you buy, ask the campsite for the written pitch contract and read it: the pitch fee and what it covers, the length of the contract and how it is renewed, the rules on the age and appearance of homes on the park, whether you may let the home and who handles lettings, and what happens when you sell. For the home not to count as new construction on the site, its wheels must keep working and it must have no permanent connection to the ground: ask the campsite which regional rules it applies. Check that the campsite accepts a home bought elsewhere, and agree the delivery date with it: homes are usually 3 to 4 m wide, so the access to the pitch must take a home of that size.
Spending part of the year in Italy: the 90/180-day rule
Owning a mobile home in Italy does not change how long you can stay. British citizens can travel without a visa to the Schengen area, which includes Italy, for up to 90 days in any 180-day period; to stay longer, you must meet the Italian government's entry requirements.
Mobile homes in Tuscany, Sardinia and Puglia
Green Village delivers across Italy. Region pages with delivered prices:
For Sardinia, Sicily and the smaller islands we confirm the delivered price in the written quote; the region sets the campsite rules, and the municipality gives the final answer for a plot.
Warranty
New homes carry the 3-year legal guarantee of conformity and a 10-year commercial warranty on the structure and against water infiltration; new expandable container homes carry 10 years on the structure, 5 on the expanding system and 3 on the interior finishes. Used homes carry an 18-month legal guarantee from delivery and no commercial warranty. Every sale, in every country, is signed by the same Portuguese Green Village company, with the same contract.
Where can you see the homes?
Green Village's main store is in Maia (Porto, Portugal), where you can see the homes in person. It is preparing to open stores in large shopping centres and, for Spain and France, works on a 100% direct import and export model. Every listing has photos, dimensions and equipment; for details, write to us with the link to the home and the name of the campsite or the municipality where the plot is.
