Prefab, modular and timber frame home builders in the UK
In the UK, prefab homes come from five kinds of company: timber frame and oak frame builders (such as Fleming Homes, Oakwrights, Potton or Solo Timber Frame), log home builders (Norwegian Log Buildings, New Forest Log Cabins), park home and lodge makers (Manor Park Homes, Prestige Homeseeker), modular and tiny home builders (Wudl, Tiny House Builders UK, Tiny Tudor) and dealers that sell static caravans and lodges from stock. Green Village Mobile Homes sells ready-built homes from stock: new and used mobile homes, modular homes, container homes and tiny houses, each with its delivered price, transport and installation included, VAT shown separately where it applies.
Look for a prefab home builder in the UK and you find very different companies: timber frame and oak frame builders, log home builders, park home and lodge makers, modular and tiny home builders, and dealers that sell static caravans and lodges that are already built. This guide brings them together with what each one states on its own website, so you can compare them before you ask for quotes.
Green Village Mobile Homes publishes this guide and is one of the companies listed. The information about the others comes from their public websites, checked in October 2026, and Green Village has no link with any of them. For home types, prices and planning in general, see the guide to prefabricated homes.
What kinds of prefab homes are built in the UK
A prefab home is one whose parts are made in a workshop or factory and then put up on or delivered to the plot. In the UK the companies fall into six categories, and most specialise in one or two:
What most affects the budget is not the material: it is whether the home is made to order, after you sign, or already exists in stock with a fixed price. A made-to-order home goes through design and manufacture; a home in stock can be seen and compared, and its delivered price is known before you pay.
- Timber frame and oak frame homes — frames made off site and raised on the plot, often as a self-build package (Border Oak, Fleming Homes, Oakwrights, Potton, Solo Timber Frame). See the guide to prefab wooden houses.
- Log homes and cabins — residential log homes and annexes, delivered and installed (New Forest Log Cabins, Norwegian Log Buildings, Scandinavian Log Cabins, Timberlogbuild).
- Park homes and lodges — complete homes built to BS 3632 for residential parks and holiday parks (Manor Park Homes, Prestige Homeseeker, Tiny Tudor). See the lodges for sale.
- Static caravans — holiday homes sold new and used by dealers, delivered and sited (Lloyds Caravan & Lodge Sales, Nationwide Caravans, New Statics For Sale and others). See the mobile home catalogue.
- Modular and tiny homes — modules or panels finished off site, and tiny homes on wheels (Wudl, Tiny House Builders UK, Tiny Tudor). See the tiny houses.
- Modular and container homes from stock — Green Village sells them ready-built and, in its Personalize collection, made to measure, with expandable container houses. See the prefab homes for sale and the container homes.

Timber frame, oak frame and log homes: who builds them in the UK
According to what each one states: Fleming Homes, Potton and Solo Timber Frame supply timber frame homes, mostly to self-builders — Solo pre-cuts and numbers its frames for its own team to install on site, and Potton manufactures, builds and erects timber frame and SIPs homes; Border Oak and Oakwrights build bespoke oak-framed homes in Herefordshire; Norwegian Log Buildings states that it designs, manufactures, delivers and installs its log homes itself; New Forest Log Cabins builds residential and mobile log homes, and Scandinavian Log Cabins and Timberlogbuild supply wooden homes, log cabins and mobile lodges.
Green Village does not build bespoke timber homes. If you want a home to live in or to let and would rather choose a unit that already exists, the alternative is the mobile homes, chalets and lodges in stock, each with its page, photos and delivered price, transport and installation included, VAT shown separately where it applies.
Park homes, lodges and static caravans: makers and dealers
Manor Park Homes designs and crafts residential park homes and holiday lodges in Finedon (Northamptonshire), and Prestige Homeseeker describes itself as a holiday lodge and residential park home manufacturer, with a showground in Rushden. Tiny Tudor builds its tiny homes and cabins to BS 3632, the standard for residential park homes and lodges.
New and used static caravans are mostly sold by dealers: Lloyds Caravan & Lodge Sales at Towyn, Nationwide Caravans in Evesham and Market Drayton, New Statics For Sale near Southport, Static Caravans For Sale Ltd in Sleaford and Static Caravans and Lodges For Sale at Edithmead. Some of them state that they deliver the caravan, including to private land.

How to compare prefab home builders
Quotes for prefab homes rarely cover the same things. Before you choose, check with each company:
- What the price includes — design, manufacture, transport, foundations or pads, erection, connections and VAT. Two quotes are only comparable when they cover the same scope.
- Stock or made to order — if the home already exists, you can see it and know the final price; if it is made to order, the price depends on the design.
- Planning and the standard it is built to — a home on a plot normally needs planning permission and Building Regulations approval; a park home or lodge on a licensed park is usually built to BS 3632.
- Where to see the home — a show home, showground or store, or photos of real units rather than 3D renders.
- Who handles transport and installation — and whether the transport is insured.
- Who the company is — company number at Companies House, address, insurance and warranties before you pay.
Planning permission: what the law says
In England, putting a modular or container home on a plot to live in is normally development: the Town and Country Planning Act 1990 defines development as carrying out building or other operations on land (s. 55) and requires planning permission for any development of land (s. 57), and erecting a building is building work under the Building Regulations 2010 (reg. 3). A twin unit can instead count as a caravan under the Caravan Sites Act 1968 (s. 13): no more than two sections, assembled on site with bolts, clamps or other devices, physically capable of being moved by road once assembled, and no more than 20 m long, 6.8 m wide and 3.05 m high inside. Wales, Scotland and Northern Ireland have their own rules; ask the local planning authority before you buy.

Frequently asked questions
Which companies build prefab homes in the UK?
Among those that build or supply prefab homes in the UK: Fleming Homes, Potton and Solo Timber Frame (timber frame), Border Oak and Oakwrights (oak frame), Norwegian Log Buildings and New Forest Log Cabins (log homes), Manor Park Homes and Prestige Homeseeker (park homes and lodges), Wudl (modular) and Tiny House Builders UK and Tiny Tudor (tiny homes). Green Village Mobile Homes sells ready-built prefab homes from stock — mobile homes, modular homes, container homes and tiny houses — each with its delivered price. The full list is in the table in this guide.
What is the difference between a prefab home, a modular home and a park home?
Prefab home is the general term: any home with parts made in a factory or workshop. A modular home is one kind, delivered in modules joined on site. A park home is a complete home built to BS 3632 for a residential park, delivered in one piece or as a twin unit; a static caravan is the holiday-park version.
Where can I buy a prefab home that is already built?
From sellers with stock. Green Village has modular and container homes from £9,042 and used mobile homes from £6,667, each with its page and delivered price, transport and installation included, VAT shown separately where it applies. Static caravan dealers also sell from stock; timber frame and log builders make the home after you order.
Who builds timber frame and log homes in the UK?
According to what they state on their websites: Fleming Homes, Potton and Solo Timber Frame (timber frame), Border Oak and Oakwrights (oak frame), and Norwegian Log Buildings, New Forest Log Cabins, Scandinavian Log Cabins and Timberlogbuild (log homes and cabins). Green Village does not build bespoke timber homes: it sells mobile homes, chalets and lodges from stock.
Do I need planning permission for a prefab home in England?
Normally yes, if it goes on a plot for residential use: under the Town and Country Planning Act 1990, building on land is development and needs planning permission, and the Building Regulations 2010 apply. A twin unit within the size limits of the Caravan Sites Act 1968 can count as a caravan instead. Wales, Scotland and Northern Ireland have their own rules; ask the local planning authority before you buy.
Does the price of a prefab home include transport and installation?
It depends on the company: some quote for the home only, others include transport, erection and connections. At Green Village, the price of each unit includes transport to the destination you choose and installation; VAT is shown separately where it applies.
