Used mobile home prices by country

The used mobile home market is where the best opportunities arise. The UK dominates: thousands of static caravans are refurbished annually on holiday parks and sold at very competitive prices. In our 2 October 2026 stock, the median used unit cost about a third of the median new one (45,417 EUR against 133,248 EUR).

In France, the used market is equally mature, with campsites regularly renewing their fleets. The Netherlands and Germany have smaller markets but with well-maintained units. In Portugal and Spain, the local used market is almost non-existent — the majority of units are imported from the UK or France.

Total acquisition cost: unit + transport + taxes

The total acquisition cost is the sum of the unit, transport, customs duties (if applicable) and VAT in the destination country. For intra-EU purchases (e.g. France to Portugal), there are no customs duties; VAT is paid in the destination country via the reverse-charge mechanism or on the periodic return. For imports from the UK, the customs duty is already included in the Green Village price, and import VAT is charged at customs on the value plus the duty — recoverable if the business is VAT-registered.

VAT and taxation by country

The VAT rate and the applicable tax regime are decisive factors in the final cost. In every EU country, import VAT (paid at customs on goods arriving from outside the EU) is recoverable for businesses registered under the standard VAT scheme. For private individuals, the VAT is a definitive cost.

Transfer taxes (such as IMT in Portugal or ITP in Spain) and property taxes do not apply to mobile homes in most European countries, since they are not classified as immovable property — but exceptions exist (e.g. Portugal, where the CIMI presumes permanence after one year in the same place, so a mobile home lived in permanently can be registered and pay IMI; or France, where a mobile home may attract taxe fonciere if permanently fixed on owned land with a permis de construire).

Best countries to buy vs install

The best strategy is not always to buy and install in the same country. The lowest acquisition cost typically comes from a combination: buy in the UK (lowest unit prices) and install in southern Europe (Portugal, Spain) where the cost of living and tourist demand make the investment most profitable.

France is a special case: it both produces and consumes on a large scale, with over 3,200 campsites and parks that accommodate mobile homes. The Dutch market is mature but smaller, focused on recreatiewoningen (holiday homes) in private parks. Germany has the most heavily regulated market and the highest prices, but also the strongest long-term appreciation.

Do I need planning permission to install a mobile home in Portugal?

In Portugal, article 1-A of the RJUE was repealed on 1 October 2026 (Decree-Law 108/2026, art. 10). The RJUE treats as a «building» (edificação) any construction incorporated into the land with a permanent character, regardless of the construction system (art. 2(a)); whether your installation fits that definition is decided case by case by the câmara municipal — request an informação prévia (art. 14). Construction works follow a comunicação prévia in areas covered by a detailed plan (plano de pormenor), execution unit or allotment that fixes the parameters, or in a consolidated urban zone under the conditions of art. 4(4)(e); otherwise, a licença (art. 4(2)(c)).
