The best locations balance climate, affordable land, sensible regulations, strong rental demand and a community that actually welcomes static caravans, park homes and lodges. We ranked ten regions across seven countries using real 2026 data.

The top 10
1. Algarve, Portugal
The Algarve remains Europe's top destination for mobile home living. Over 3,000 sunshine hours per year, mild winters (average 16 °C in January) and a mature holiday rental market make it hard to beat. Plot prices in rural municipalities such as Aljezur, Monchique and Tavira start at EUR 15,000-30,000 for half a hectare. Installed to stay, a mobile home needs a licence or a prior communication under the RJUE, depending on the zone and the PDM — being removable does not exempt it. The PDM of each municipality decides the use: ask the council for written prior information before buying; on RAN (National Agricultural Reserve) land, construction is prohibited except for the uses listed in article 22 of Decree-Law 73/2009, and on REN (National Ecological Reserve) land, construction and extension works are prohibited except for the compatible uses in annex II (article 20 of Decree-Law 166/2008). Holiday rental (Alojamento Local) yields range from EUR 9,000 to EUR 17,000 net per year on a single unit.

2. Costa del Sol, Spain
From Nerja to Estepona, the Costa del Sol has the largest concentration of residential parks in southern Europe — over 120 licensed sites. Since the Supreme Court ruling STS 1917/2024, Spain treats a mobile home like a prefabricated house under art. 11.4.c of the Ley de Suelo — an urban-planning licence is required even on camping or tourism-zoned land, and the park's own activity licence does not cover it. Nightly rates for short-term rental run EUR 80-140 in high season. Land costs are higher than Portugal (EUR 30,000-60,000 for a serviced plot), but occupancy rates of 60-75% compensate.

3. Vendee, France
France's Atlantic coast between La Rochelle and Saint-Nazaire is the heartland of the European mobil-home industry. Over 4,000 campsites accept privately owned units, and the second-hand market is the largest on the continent. Plot rental on a campsite typically costs EUR 2,500-5,000 per year. The climate is temperate — warm summers, mild but damp winters. French regulation is straightforward for units under 40 m² on licensed sites (no building permit required). Rental yields in high season (July-August) can cover the entire annual running cost.
Best for: seasonal living, campsite community, French lifestyle.
4. Zeeland, Netherlands
The Dutch province of Zeeland, with its North Sea coastline and tidal islands, has become a hotspot for static caravans and chalets. The Netherlands has a well-established regulatory framework for recreational dwellings (recreatiewoningen) on licensed parks. Purchase prices for pitches with annual ground rent (EUR 3,000-6,000/year) are competitive. Rental yields are strong — a well-positioned chalet near the coast earns EUR 12,000-20,000 gross per year. Winters are cold and wet, so this is primarily a seasonal destination.

5. Yorkshire Dales, England
The Yorkshire Dales and North York Moors offer some of the most affordable residential park home living in the UK. Site fees range from GBP 150 to GBP 350 per month, and used park homes start at GBP 25,000 (EUR 29,000). UK park home law is mature — the Mobile Homes Act 1983 (amended 2013) gives residents strong tenure rights on licensed sites. Rental yields are lower than southern Europe (GBP 8,000-12,000 gross per year) but so are operating costs. The landscape is spectacular, though winters demand BS 3632 insulation.
Best for: permanent residential living (UK), affordable entry, countryside lifestyle.
6. Bavaria, Germany
Southern Bavaria — particularly the Alpine foothills around Garmisch-Partenkirchen and the lakes district — attracts a growing market for Mobilheime on Campingplatze. German regulation requires units to be sited on licensed camping or holiday parks (Sondernutzungsgebiet). Annual pitch fees run EUR 3,000-7,000. Rental demand is year-round thanks to skiing and hiking tourism. A well-positioned unit earns EUR 14,000-22,000 gross per year.
Best for: year-round tourism rental, Alpine access, high purchasing power market.
7. Tuscany, Italy
The rolling hills of Tuscany offer an aspirational setting — and Italian agriturismo regulations allow removable structures on farms with active agricultural activity. Plot availability is limited and bureaucracy is slower than in Portugal or France (3-6 months for permits), but nightly rates in high season (EUR 100-160) make the wait worthwhile. Total investment for a sited unit runs EUR 45,000-70,000.
Best for: premium holiday rental, agritourism, wine country lifestyle.
8. Brittany, France
Brittany's rugged coast and Celtic character attract a different crowd from the Vendee — more independent, year-round residents. Campsites accepting private mobile homes are plentiful, and rural land in interior Brittany is among the cheapest in western France (EUR 5,000-15,000 per hectare). Rainfall is higher than the south, but summers are pleasant and the cost of living is low. Rental yields are moderate (EUR 7,000-13,000 gross per year) but the low entry cost makes returns attractive.
Best for: affordable year-round living, quiet countryside, Breton culture.
9. Alentejo, Portugal
Portugal's Alentejo region — south of Lisbon, inland from the Vicentine Coast — offers the lowest land prices in western Europe. Half-hectare plots in municipalities like Odemira, Mertola or Serpa sell for EUR 8,000-20,000. The climate is hot and dry in summer, mild in winter. Regulation is the same as in the Algarve: a licence or prior communication under the RJUE, depending on the zone and the PDM; RAN land allows construction only for the uses listed in article 22 of Decree-Law 73/2009, and REN land only for the compatible uses in annex II (article 20 of Decree-Law 166/2008). Rental yields are lower than the coast (EUR 6,000-11,000 gross per year) but the ultra-low entry cost — total project under EUR 35,000 — delivers strong percentage returns. The Rota Vicentina hiking trail drives growing tourism demand.
Best for: ultra-low-budget entry, rural self-sufficiency, nature tourism.
10. Cornwall, England
Cornwall combines dramatic coastline with strong domestic tourism demand. Holiday park pitches are available from GBP 200 to GBP 500 per month, and static caravans earn GBP 10,000-18,000 gross per year in holiday lets. Planning restrictions are tighter than in Yorkshire (Cornwall Council closely manages new park development), but existing licensed sites have good availability. The mild maritime climate is the warmest in the UK.
