Mobile homes and holiday accommodation
Holiday accommodation in mobile homes is an option in Portugal under the Alojamento Local (AL) system. Before buying, check what the law requires, what is permitted at the proposed location and what to look for in the unit. This guide brings those questions together.

Renting out the mobile home
Green Village sells mobile homes and does not manage rentals. If you want to let the unit to tourists, ask the campsite to confirm in writing whether this is allowed and under what conditions, and ask the municipality about the accommodation registration required by local law. In Portugal, Alojamento Local registration is governed by DL 128/2014 and is completed through the Balcão Único Eletrónico.
What to consider before buying
The unit
- Price: used mobile homes in the catalogue start at £6,042; each listing shows the price delivered to the destination, with VAT shown separately.
- Condition and standard: for a used unit, check the construction standard (EN 1647 or BS 3632), chassis condition, insulation, year of manufacture, and gas and electrical installations. Used units have no Green Village commercial warranty; they have a statutory guarantee of conformity of 18 months from delivery, written into the contract.
- Warranty on new units: new units come with a 10-year warranty on the structure and against water ingress.
- Transport: organised by Mobile Home Logistic, the partner logistics company of the same group, included in the delivered price and insured for 100 % of the unit's value. Levelling and the connections are the owner's responsibility.
The location
- Campsite: ask the park to confirm in writing whether it accepts the unit, whether tourist rentals are allowed and under what conditions, including maximum unit age, rules on stays and any commissions.
- Your own plot: installation depends on the land classification in the municipal plan and the required planning authorisation. Do not assume that rural land can accommodate a mobile home: consult the local council.
AL licensing
Alojamento Local registration in Portugal generally involves:
- Registration through the Balcão Único Eletrónico, with the local council
- Declaration of the start of business activity to the Portuguese tax authority (CAE 55201)
- Complaints book in physical and electronic form
- Civil liability insurance
- Identification plaque at the entrance
- Fire extinguishers and first aid kit in accordance with safety regulations
In addition to these requirements, AL registration for a mobile home presupposes planning authorisation for its installation (a licence or prior notification under the RJUE). Confirm the current requirements with the municipality where you intend to place the unit.
How to work out the numbers yourself
To assess whether holiday rental is viable, consider:
- The pitch or plot and the rules governing its use.
- The licence required and any local tourist tax.
- The season during which you plan to let the unit.
- The unit's purchase price, as shown in the catalogue.
- Running costs: pitch fee, insurance, energy, cleaning, maintenance and platform commission.
- Taxes on rental income.
Ask the campsite or municipality for the figures relevant to your project and build your own estimate. Green Village sells the unit and does not manage rentals or promise returns.
Locations in Portugal
Algarve
Municipalities such as Aljezur, Vila do Bispo and Tavira offer nature tourism; much of Aljezur and Vila do Bispo lies within the Southwest Alentejo and Vicentine Coast Natural Park, where in practice only licensed parks are an option. See the units for the Algarve.
Alentejo
This includes areas such as the Rota Vicentina and the Alqueva region. The rules depend on the municipality and land classification, so consulting the local council comes first.
Centro (Serra da Estrela, Historic Villages)
An area of nature and rural tourism, with rules specific to each municipality and any protected areas.
Mobile homes and municipal property tax in Portugal
- No IMI until the unit is entered in the property tax register (matriz predial) — the CIMI (Article 2(3)) presumes permanence after a year in the same location; for temporary use (seasonal AL), this advantage remains.
- Mobility: the unit can be moved to another location, provided the new location allows it.
- Resale: consult the guide to used mobile homes.
